Buildings to Complete Hurstbourne Project

The developer of the Gardens at Hurstbourne plans three retail buildings as the final piece in the project, on the east side of Hurstbourne Parkway south of Shelbyville Road.

Hagan Properties, the development group headed by Scott Hagan, recently filed a request with the Louisville-Jefferson County Planning Commission to rezone five acres at the Gardens for the retail development. The largest of the three buildings would have just over 30,000 square feet of space and each of the other two just over 10,000 square feet.

The three buildings would be behind Don Pablos Mexican Kitchen restaurant, one of three restaurants in the Gardens at Hurstbourne. The development also includes a Lowe’s Home Improvement Warehouse Store and a Taylor Trunk outlet.

The five-acre parcel is the last undeveloped land in the Gardens at Hurstbourne, said David Presnell, the planning engineer for Hagan.

The site was zoned for office use as part of the original plan for the Gardens at Hurstbourne in the early 1990s. Presnell said the property is now more marketable for retail use, given the extensive recent office development in the Hurstbourne corridor. The proposed retail development would also generate less peak-time traffic than the offices would, Presnell said.

The planning commission will set a public hearing on the zoning case and make a recommendation to the Jeffersontown City Council, which will have the final say.

The site plan shows three separate retail buildings with a total of 258 parking spaces. Presnell said they will be built as leasing permits.

The first building should be under construction by year’s end, he said. He predicted that each of the three buildings would have just over one occupant. Hagan’s investment in the retail development will be more than $3 million.
